FOR SALE BY OWNER...second of the series

As a veteran agent in the Tarrant County area, I have sold many FSBOs.You probably want to know, how I sold them?  The answer is clear and straight forward...just like I cannot do the best job of working on my own car, or my own plumbing,  most sellers cannot do the best job of marketing their own home.  I always admire their attempts, and I am also very sympathetic if they have had a frustrating experience.  It is a fact, that an owner, who is holding down a job, either as a fulltime Mom, or a husband working in his profession, has little time to spend talking to callers for long enough to qualify them financially, check their motiation and urgency to buy, and then book and appointment (fitting it in between car pools, sports, etc.) and actually showing the home. 

Owners who are thinking about the amount of money they are saving are also not realizing until they are into the process, how much it is really costing them to do all of these things that must be done to market, sell, negotiate, facilitate, disclose, and on and on.  Once into the process, unless a seller gets very lucky, they must deal with the feelings of frustration and disappointment that they are not getting showings............and then....what if it doesn't appraise when and if they actually get an offer.

I am not trying to make this sound like you should never try to sell on your own, but rather what I do want to point out is that, REALTORS are professionals at selling homes.  We and only we have access to the reliable ways of marketing a home.  We go to school each year to learn about the changes in the laws, and about the required forms.  We know how contracts must be written to protect our clients....whether buyer or seller. We know how to photograph interiors and exteriors so that they are level, and are appealing.  Sometimes, the whole situation is really not about what it costs to have an agent, but it is most likely what it costs the seller, if he does not hire and agent.

We as REALTORS (members of the National Association of REALTORS) uphold ethical principles and only our membership can call themselves REALTORS.  We have high standards, and we maintain our education above and beyond what our states require to be licensed.

97% of all FSBOs list with an agent within 60 days of trying to sell on their own.  Only 7% of all homes sold Nationally are actually sold without an agent.
