Today I got a call from a lady who wants to see only short sales....under $120K....
Well...here is what I asked her:
* Do you need to be in a home right away?
* Do you need anykind of "seller contribution?" i.e. Warranty, contribution to closing costs, repairs, etc.
* Are you only interested in Short Sales because you think they will be the best deal?
Her answers did not surprise me. She needed to be in a home by no later than Nov. 15. She hoped the home would be in pristine condition, and she needs at least 3% contribution from the seller for her closing costs...........
Right away, I explained that she was not a good candidate for a short sale....because
*Banks sell to a net price...........
*They will only do a contribution if that is going to give them a net after the contibution of what they must have.
*Banks will usually not agree to any repairs
*Banks normally sell Short Sales "as is"....everything is considered as "net".
So....if the lady needs the 3% closing costs, then she must offer a price 3% above what the Bank must net..........so what is the reason for only looking at short sales?
In my market here in Fort Worth Texas....where home sales are brisk and prices are some of the best in the country...........I can show you at least 10 homes for sale by actually seller occupants who will work with buyers on repairs, contributions, home warranties....and be able to respond within days, if not hours on counter offers.
Take a look at this one:
